A step-by-step guide to finding and purchasing the home of your dreams

Buying a home can be daunting, so it’s important not to do it alone. Hiring an experienced Realtor® on your team can make the sale so much easier, as they can handle the logistics and the paperwork on your behalf, freeing you up to focus on the rest of the move. We have a simple three-step process to keep the entire deal running smoothly for you.

STEP 1

We start with a video meeting, where your agent will discuss with you the different stages of buying a home, discuss the current market and how that will affect your purchase, and answer any questions you may have. After that, we move on to discuss your price range – if you’re using a lender, we can refer you to one and assist you in the pre-approval process so that you know exactly what you can afford. Once the price range has been clearly established, we will find out what you’re looking for – your absolute needs, your wishlist, and what you don’t want. This includes not just a three-bedroom house but also preferring a certain neighborhood or being within twenty minutes of your office. Once you’re ready to sign the agreement officially hiring us, we’ll set up an online search portal for you, where you’ll receive the already-filtered results of houses that fit your criteria.

STEP 2

When you’ve found listings for a few houses you like, we’ll arrange for you to visit them in person, whether it’s during open houses or private showings. Either way, your Realtor® will be by your side, ready to spot a hidden issue or help you see the bones of a property through the ugly wall color or overgrown trees. Additionally, we’ll research the house so that you know all of the pertinent details in advance.

After you’ve decided to bid on a home, we’ll put together the offer, including any terms and conditions you may want to include. We’ll handle the legal side of the paperwork, from drafting the contract to obtaining the financing letter. If you end up receiving a counter-offer or find yourself in a multiple bid situation, we’ll help you negotiate so that you don’t miss out on your dream house.

STEP 3

Finally, your offer is accepted, but our work doesn’t end when you are under contract. We’ll keep you apprised of each step on the way to closing. That includes deadlines, township requirements, inspections, and gathering the paperwork, freeing you up to imagine how you’ll be decorating your new home.

On closing day, we’ll assist you with the final walkthrough to ensure that everything looks right, and then we’ll spend an hour or two signing papers before getting the keys and moving in!

What does it cost? If you are purchasing a home that is listed by another broker, our services to you are typically free.  Here in the state of PA, Realtor®s and brokers all cooperate with each other, and so the listing agent will share their commission with your representation, covering the cost of our services to you.

In the event you want to pursue a for sale by owner, or an off market house, the cost for our services ranges from 2.5 to 3% of the purchase price for handling the entire transaction for you.  There are several ways we can work out the compensation for our representation, the most common being charged at the end of the transaction as a closing cost, or often we can work out a way to have the cost financed into your loan.
